Selling A FIXER!

Do you have years of deferred maintenance?  Have you been avoiding making home repairs?  Did you inherit a FIXER?  And now you need to sell!!!

There are basically 2 strategies for a homeowner to take:

1. Discount the price and sell to a rehabber, contractor or handyman.  This works well in many situations, particularly if you've got a lot of equity.  The statistics show that you may not get back what you would spend to fix up the property, particularly if you need a whole new kitchen and new baths. Many experts say to only put in a new kitchen or bath if you're doing it for yourself for the future, not just to sell the home.  Kitchen and baths are big ticket items and chances are you may not get back in sales price what you spend on the remodel.

A modified version of this strategy is to make it clean (no junk in the yard, closets, a clean kitchen and bath even if it is old or original) and to perhaps paint and carpet (or have the carpet cleaned).  Cleaning, paint and even flooring are all relatively inexpensive and you are likely to get back even more than you spend.  And more importantly, it may sell faster, reducing your holding costs!

2. Secrets on how to renovate for top dollar in a cost effective manner.  Kitchens do sell houses, curb appeal does sell houses, nice flooring does sell houses.   It IS possible with the right know-how to improve your kitchen or even renovate (depending on the condition) and get back more in sales price than what you spend.  Purchasing in-stock items at store like Home Depot and Lowes, shopping at the Habitat for Humanity Restore, and then finding reliable cost effective labor can yield a great result.  Knowing where to spend a little more for the buyer's WOW impact, and where to save a little on things buyers don't really pay attention to is the secret.  

We have renovated many properties ourselves, as well as assisting real estate clients with rehab projects - from small projects of paint/flooring and a few new light fixtures to TOTAL rehabs where the house is pretty much gutted and then put back together again.  We have many resources that we are happy to share with our clients!  We KNOW good CARPENTERS, PAINTERS, PLUMBERS, etc!
